The Top 5 Red Flags to Watch for During Home Tours

Nov 28, 2025 | News

Touring a home is one of the most exciting parts of the buying process, but it’s also a time when you need to pay close attention. Photos and videos can look great, but seeing a property in person often reveals things you’d never notice online. To protect your investment and avoid costly surprises, here are the top five red flags buyers should watch for during home tours.

1. Signs of Water Damage
Water issues can be expensive, and sometimes serious. Look for discoloration on walls or ceilings, bubbling paint, musty smells, warped flooring, or visible stains around windows. These can indicate past or ongoing leaks, plumbing problems, or roof damage.

2. Cracks in Walls or the Foundation
Not all cracks are deal-breakers, but large gaps, spreading cracks, or slanted floors can hint at structural issues. Pay extra attention to cracks that run diagonally, appear above door frames, or show up on exterior walls. Structural repairs can be some of the most costly fixes in real estate.

3. Old or Failing Major Systems
HVAC units, electrical panels, and plumbing aren’t glamorous, but they’re crucial. If systems look outdated, unsafe, or poorly maintained, it’s a sign the home may need upgrades soon. Check the age of the water heater, listen for loud AC units, and look for rust, exposed wiring, or unusual odors.

4. Poor DIY Repairs or Renovations
Uneven tile, mismatched paint, sloppy caulk lines, or wobbly fixtures can indicate the previous owner attempted repairs on their own. Cosmetic issues are easy to fix, but bad DIY work sometimes hides deeper problems. Quality workmanship matters, especially in kitchens, bathrooms, and anything involving plumbing or electrical.

5. Bad Odors or Strong Air Fresheners
A home should smell clean and neutral. Strong artificial scents, candles burning in every room, or overpowering plug-ins may be covering up unpleasant smells like mold, pets, mildew, or smoke damage. Trust your nose, if something feels off, investigate further.
